FAQ

How much will this cost and how long will it take?

2 months and 20K. Just kidding, likely more time and – sadly –  more money.

There are so many variables to consider when planning a home renovation. The best way to get a sense of price and timing and to reach out to us and have a chat. Once we have a sense of your goals, timing, budget etc, we will provide you with a detailed Project Proposal outlining our services and design fees.

  • Involve us early, planning takes around 6 months depending on the scale of the project
  • Decide on a realistic budget (don’t forget to include that beloved HST as well as design fees in your calculations)
  • Collect images of things you love (via Pinterest, magazines)
What are drawings and why do I need them?

There are multiple types of drawings (Planning Drawings, Permit Drawings, Working Drawings).

Planning Drawings are the first step as they help us figure out what we are trying to achieve as well as enable us to get budget pricing from a contractor.

Permit Drawings are submitted to the City to procure a building permit.

Working Drawings are a detailed drawing package that includes all the necessary information to complete the build. The contractors bible. To give you some context, the planning drawings package for a two storey addition project is usually around 50 pages long.

In order to finalize the project scope and budget, we need Planning Drawings. In order to get a permit, we need Permit Drawings. In order to renovate successfully, we need Working Drawings!

We can also assist you with Structural Drawings (often included in the Permit Drawings) and HVAC drawings.

What comes first, the Contractor or the Designer?

We highly recommend working with a Designer before selecting a Contractor. Firstly, Working Drawings are the best way to ensure the most accurate contractor pricing.

Secondly, we can connect you with amazing contractors that we work with frequently. It’s ideal to work with a Designer /Contractor team that have a strong relationship. Teamwork makes the dream work!

Does your team apply for permits?

Yes! Applying for permits is something we do on most projects. We prepare Permit Drawings, coordinate with an Engineer for structural details and guide clients through the application process.
